The opportunity:

BGO is seeking a Vice President, Portfolio Management who will be directly responsible for asset managing a portfolio with a proactive mindset and strategic vision towards maximizing the financial performance of the properties. The role will also include supporting portfolio management responsibilities across separately managed institutional accounts. The position is an exciting opportunity for an ambitious, creative thinking real estate professional with strong asset management experience to grow their career in a fast-paced, dynamic environment. More specifically, the Vice President will:

  • Be responsible for managing a diverse portfolio of assets and driving value for a diverse Greater Golden Horseshoe based portfolio of assets which may include industrial, office, retail, and multi-residential income producing real estate assets, development/entitlements, and re-development projects.
  • Build and maintain strong working relationships with the BGO Properties team (property management, leasing, development, sustainable investing, etc.) and joint venture partners, while ensuring fiduciary responsibilities are met. To achieve this, the successful candidate will develop, recommend, and execute asset strategies that align with the clients’ portfolio objectives including driving best-in-class ESG initiatives.
  • Support client relations efforts including preparing, reviewing, and presenting client financial reports and asset performance updates, seeking client approvals as required, and participation in fundraising efforts (existing and new clients).

The role will be based out of 1 York St., Toronto, and will be reporting to the Head of Separately Managed Accounts (Managing Director, Portfolio Manager). The candidate is expected to be in the office four days a week, on average.

What you will do:

Strategy:

  • Integrate client strategic objectives with asset recommendations, including value-add or defensive capital initiatives and hold/sell decisions based on a thoughtful, comprehensive risk-return analysis.
  • Prepare and execute annual strategic asset plans and, where applicable, a development or re-development plan, monitoring progress and reporting on them to the Portfolio Manager.
  • Proactively assess existing assets for opportunities to enhance income and protect and grow asset value. You will implement and oversee asset-level strategies to further these crucial opportunities.
  • Utilize your strong financial modelling skills to support recommendations and decisions.

Asset Management:

  • Provide oversight of all elements of property and portfolio performance including leasing parameters, rent collection, and capital programs.
  • Develop asset strategies in collaboration with the BGO Properties team based on an ongoing review of market conditions and client objectives.
  • Support the BGO Properties team in assessing and approving lease transactions and capital expenditures in a timely manner. Provide thoughtful insights and direction that ensure strategic goals are consistently met.
  • Assess lease transaction impact on property valuations via Argus modelling.
  • Oversee property-level financing and refinancing processes as needed.
  • Provide oversight for the preparation of annual property operating and capital budgets, cash flow forecasts, and asset valuations.
  • Carry out on-site reviews of the assets at least 2-3 times per year, and more frequently when assets require additional attention.
  • Ensure that all properties comply with operating guidelines and policies.

Presentations and Reporting:

  • Create Annual Asset Plans for each property that sets out overarching strategy and key imperatives for each asset in the portfolio.
  • Prepare thoughtful and concise leasing and capital recommendation memos to clients for approval, as required.
  • Report significant activity including occupancy, capital programs, development progress, financial performance, progress on annual asset plan objectives, and any other items of note in quarterly/annual client reporting.
  • Review ongoing property and financial reports.
  • Complete quarterly appraisal/valuation reviews in collaboration with the Valuations team and provide advice as required.
  • Participate in and support department and corporate initiatives to streamline workflows and enhance working culture and success on behalf of our clients.

Development and Repositioning:

  • Work closely with the Development team to assess and execute developments and redevelopment projects.
  • Review or create proformas and oversee entitlement processes and project execution to ensure alignment with investment objectives.
  • Evaluate the success of completed projects and provide recommendations for future development opportunities.

Dispositions & Acquisitions:

  • Develop and present recommendations regarding the sale of assets that no longer meet client strategy.
  • As the portfolio management representative, collaborate with the Investments team throughout the disposition process to enhance realized value from the asset.
  • Provide full property information adequate for the preparation of the broker’s sale materials and ensure accuracy with all sale materials.
  • Remain an active resource on dispositions and provide responses to the purchaser’s due diligence questions as required.
  • Lead the completion of the internal disposition memorandum process.
  • Work alongside the Portfolio Management team to support client acquisition targets by reviewing opportunities with the Investments team and being part of the cross-functional due diligence team on deals that fall within your portfolio. Lead the asset handoff process for new acquisitions from the Investments team to the Portfolio Management and BGO Properties teams.

Sustainability:

  • Embrace and proactively support BGO’s culture of environmental and social responsibility.
  • Take active accountability and ownership to reinforce asset initiatives aimed at achieving sustainability targets.
  • Collaborate with other stakeholders to identify opportunities for best-in-class sustainability initiatives that will propel client objectives including Net Zero considerations and social impact priorities.
  • Provide ideas for enhanced sustainability performance for the portfolio, with a focus on maintaining and enhancing client priorities to ensure best-in-class portfolio sustainability scoring.
  • Assess acquisition and development opportunities for compliance with client sustainability objectives.
  • Be a key strategic thinker in the ESG space.

Who You Are & Other Information:

  • Experience: seeking a well-rounded individual for this role with at least 5 years of experience in asset management and investments (asset management is preferred). Experience across the risk/return spectrum (core, core plus, value-add) would be an asset.
  • Education: Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field. MBA or CFA designation will be viewed favorably.
  • Technical Expertise: Strong financial modeling skills and underwriting or valuations experience, proficiency in Argus and an advanced Excel skillset.
  • Leadership: Demonstrated ability to lead and mentor, manage competing priorities, work collaboratively across functions and with internal and external stakeholders, and drive results in a fast-paced environment.
  • A self-motivated, committed team player who enjoys problem solving and possesses strong critical thinking abilities.
  • Communication: Strong written and verbal communication skills, with experience presenting to executives and/or clients.
  • Sustainability Focus: Passion for ESG and driving sustainability, in particular, advancement towards net zero.
