Certificate of Real Estate Studies in Toronto (CREST) Certificate Program

NAIOP GTA is pleased to present its CREST Certificate Program again in 2025! The aim of this four-course program is to use practical local GTA case studies taught by local industry leaders to help our members understand the different aspects of commercial real estate. You can either take an individual course or look to earn your CREST by taking all four of the available courses over a two-year period.

Understanding the Leasing Process: 

Understanding the Leasing Process is a full-day in-class course designed for introductory to intermediate-level commercial real estate professionals. The course is ideal for leasing agents, developers, asset managers, owners, and those interested in a better understanding of the leasing process. This survey course provides participants with the basic knowledge necessary to gain greater value for every commercial lease. The course objective is to provide increased knowledge for managing an efficient and cost-effective lease structure.

Real Estate Investment Analysis:

During this Real Estate Investment Analysis course valuation techniques such as direct capitalization and discounted cash flow analysis will be introduced, followed by an examination of debt financing’s impact on real estate investments. Overall, this full-day in-class course provides introductory to intermediate-level experienced professionals with the technical skills necessary to analyze the financial feasibility of real estate investment opportunities.

Development Finance Fundamentals:

Development Finance Fundamentals is a full-day in-class course designed for introductory to intermediate-level real estate development professionals. The course provides participants with the analytical theory and practical tools needed to appropriately evaluate the financial feasibility of complex value added and opportunistic real estate investments, with particular emphasis on GTA developments. This includes speculative land, land development, and commercial and residential rehabilitation and development for all major property types: office, industrial, retail, multifamily and mixed-use. Accounting, risk management, taxation, capital markets and organizational issues influencing the financial viability of these real estate projects will also be considered and discussed.

Legal Analysis of Lease Transactions:

Legal Analysis of Lease Transactions is a full-day in-class course designed to familiarize commercial real estate professionals and other attendees with major legal issues surrounding a CRE lease transaction. You will gain a greater knowledge of the many technical aspects of a lease, the interests of the landlord and the tenant, and a sound understanding of the practical post-lease documentation and obligations of which both landlords and tenants must be aware.
